Building Together Canada New Housing Vision

The federal government unveiled its ambitious housing plan on April 12, buoyed by investments outlined in Budget 2024. Minister Sean Fraser declared a united front against the housing crisis, aiming to construct 3.87 million new homes by 2031. This plan seeks collaboration across all levels of governance and sectors, envisioning at least 2 million net new homes in addition to the Canada Mortgage and Housing Corporation's projections. The government will spearhead support for 1.2 million new homes, while urging other authorities to contribute 800,000 more by the deadline.

The strategy hinges on multifaceted approaches, including initiatives to streamline homebuilding processes, enhance affordability, and alleviate homelessness. Measures encompass public-private partnerships, tenant protections, and financial incentives for homebuyers. Notably, the plan extends mortgage amortizations for first-time buyers and allocates substantial funds for apprenticeships and skilled trade programs. While lauded by industry leaders and associations like the Canadian Home Builders' Association (CHBA), concerns linger regarding potential cost escalations and insufficient investment, particularly in infrastructure.

Feedback from real estate associations and municipal bodies underscores a mixed reception. While praised for its collaborative spirit and initiatives to address housing challenges, stakeholders emphasize the need for broader measures to ensure affordability and sustainable growth. Calls for expanded support, such as universal access to extended mortgage terms, echo sentiments from groups like the Ontario Real Estate Association (OREA). Municipalities stress the importance of equitable distribution of resources and long-term infrastructure planning to effectively execute the housing plan's objectives.
