Calgary Emerges as a Leading Hub for Large-Scale Industrial Real Estate Demand

Warehouses and distribution centres around Calgary now play a major role in delivering packages across Western Canada, serving regions from eastern B.C. to Manitoba. The city has the fifth-largest inventory of industrial space nationwide, yet demand for these facilities ranks second only to Toronto. Major retailers have built expansive centres in and around Calgary, enabling faster delivery times as goods move through these facilities in under 48 hours.
Data from JLL highlights Calgary’s dominance in demand for the largest industrial spaces, with 43 per cent of local interest focused on the biggest formats — surpassing Toronto and far exceeding markets such as Vancouver and Montreal. Distribution centres, often much larger than manufacturing sites, continue to drive this trend, underscored by facilities like Amazon’s 600,000-square-foot operation northwest of the city.
